Demand for newly built homes exceeded last year\u2019s total in the first two months of 2025. This surge in buyer interest also means that the housing supply is now only sufficient to meet demand for around half a year; as of the beginning of the year, fewer than 6,000 new homes were available for sale.<\/p>\n
One of the most sought-after areas in terms of location is the Danube riverside in northern Pest. Cordia has responded to growing demand by launching sales of the third phase of its Marina City development. The project\u2019s popularity is reflected in the figures: nearly three-quarters of the 178 homes in the already-under-construction first phase have been sold or reserved, as have half of the 185 units in the second phase. In the third phase, 40% of the 178 apartments were taken up shortly after the pre-sale period. According to \u00c1ron G\u00f6r\u00f6g, Cordia\u2019s Sales Director, domestic buyers make up the vast majority, with just over a quarter of purchasers coming from abroad.<\/p>\n
Encouragingly, thanks to the development\u2019s brownfield status, the 5% VAT included in the purchase price is fully reclaimable after the transaction. In addition, these spacious, high-end homes\u2014most of which offer views of the Danube and the Buda Hills\u2014are available through a 10\/90 financing scheme, meaning prospective buyers can reserve their chosen property with only 10% of the total purchase price.<\/p>\n
As part of the broader urban development, the Danube promenade in northern Pest is set to be extended by 1.2 kilometres, ensuring that the river and a car-free green environment become permanent and integral parts of everyday life for future residents.<\/p>\n
