HelloParks, Futureal Group\u2019s new industrial and logistics development wing, has acquired its first plot in F\u00f3t on Budapest\u2019s northern outskirts for a speculative warehousing park development.<\/p>\n
The 76 ha site, just off the junction of the M) and M3 motorways, will see the construction of a 45,000 sqm warehouse building in the first phase of the development of HelloParks F\u00f3t. This should be completed in Q3 2021. A total of 330,000 sqm of warehouse and industrial space could eventually be built on the site. Each \u200b\u200b35,000\u201349,000 sqm building is to be designed to meet the requirements of BREEAM certification. The minimum leasable area for the first building is 3,200 sqm, but will be 1,000 sqm in the next phase, in order to meet smaller tenants\u2019 expectations.<\/p>\n
\u201eThe acquisition and development of the plot for HelloParks F\u00f3t is the first step in HelloParks becoming a significant player in the rapidly growing industrial and logistics market. In Hungary, we want to start our operation with developments in the Budapest area and in major provincial Hungarian cities that act as logistics hubs. We are also planning substantial activity in the wider XEE region, building on the Futureal Group’s existing presence in foreign markets. We are already seeing strong interest from prospective tenants, so given the high demand in the market and the scarcity of supply, we have decided to start developing our first facility in F\u00f3t on a speculative basis.\u201d<\/p>\n
