Budapest ONE phase 2
The sustainable and energy-efficient Budapest ONE office complex, comprising more than 66,000 sqm in total, was delivered in three phases in Őrmező. The iconic office building offers a full panoramic view of Buda and is located at Hungary’s largest transportation hub, at the intersection of Metro Line 4, Kelenföld Railway Station and the capital’s inbound section of the M1–M7 motorways. As a result, the complex can be reached directly from the city centre in as little as 10 minutes.
Following the outstanding success of the first phase of Budapest ONE, the second and third phases completing the development were delivered simultaneously, in parallel, tailored to tenant demand. The 20,000 sqm second phase, located in the immediate vicinity of the Budaörsi Road interchange, achieved one of the highest certifications awarded to sustainable buildings: BREEAM Excellent. In line with BREEAM environmental standards, Budapest ONE features intelligent building management systems ensuring the optimal operation of mechanical and electrical equipment, as well as low-carbon and energy-efficient heating and cooling technologies as standard. The office park was designed and delivered in accordance with WELL Building Platinum certification, recognising features that positively impact the health and wellbeing of employees.
The second phase offers exceptional views of the Buda Hills and was shaped to achieve the most ideal form in terms of solar orientation, solar energy potential and natural airflow. With the completion of the final two phases, a nearly 500-metre panoramic rooftop running track was formed along the top of the complex, creating one of Budapest’s most spectacular panoramic running tracks for those working in the building.
The development includes 3,500 sqm of retail and service space, complemented by 2,500 sqm of landscaped green areas. Numerous shops and services operate on the ground floor of the office building, while the full offering of Etele Plaza, also developed by Futureal is within walking distance for employees of Budapest ONE.
Together with the honeycomb-inspired smart parking garage built in the immediate vicinity of the office building, Budapest ONE provides more than 1,200 parking spaces for those arriving by car. Electric charging stations are available for hybrid and electric vehicles, as well as for electric bicycles and scooters. The Parkl app facilitates parking by displaying the number of available spaces and guiding drivers directly to the appropriate spot.
