Budapest ONE 2

The sustainable and energy-efficient Budapest ONE Őrmező, with a total area of ​​over 66,000 sqm, was realised in three phases. The iconic office building offers a complete panoramic view of Buda. It is located at Hungary’s largest transportation hub, at the intersection of Metro Line 4 and Kelenföld Railway Station, and the main access roads of M1-M7 motorways to the capital. As a result, the complex can be reached directly within ten minutes of the city centre via direct routes. 

Following the tremendous success of the first phase of Budapest ONE, the second and third phases, completing the complex, were constructed simultaneously to meet tenant demands. The second phase, a 20,000 sqm building near the Budörsi Road interchange, also obtained one of the highest certifications for sustainable buildings, BREEAM Excellent. By BREEAM’s environmentally conscious building certification requirements, Budapest ONE office building features intelligent building management systems that ensure optimal operation of mechanical and electrical equipment, low carbon emission, and energy-efficient heating and cooling technologies. The office park was designed and implemented according to the WELL Building Platinum certification, which recognises aspects positively affecting the health and well-being of employees. The Futureal Stay Safe initiative was launched in response to market demand, introducing new health and safety regulations and technological solutions during the development of Budapest ONE. 

The second phase offers excellent views of the Buda hills and is designed to optimise sunlight direction, solar energy potential, and airflow. After completing the two closing phases, a nearly 500-meter panoramic running track has been added to the top of the complex, providing the employees with Budapest’s most beautiful panoramic running track. 

The complex, which includes 3,500 sqm of commercial and service space, is complemented by 2,500 sqm of green space. Numerous shops and services operate on the ground floor of the office building, and the full range of Etele Plaza, also developed by Futureal, is within walking distance for Budapest ONE employees. 

Adjacent to the office building is an intelligent parking structure resembling a beehive, where more than 1,200 parking spaces await arriving vehicles, equipped with charging stations for hybrid and electric cars, and electric bikes and scooters. The Parkl app in the parking garage facilitates parking by indicating the number of available spaces and guiding drivers to the appropriate location.
